How much more can I earn compared to traditional rental?

Our minimum target is at least 30% more, and often significantly beyond. Every property is different. A site visit gives you an estimate of your real net income.

How does taxation work?

As with any rental, you can choose between the flat-rate tax (cedolare secca) and standard income tax brackets. The difference lies in the taxable base. With us, taxes are calculated only on your net share, not the gross. It's a significant fiscal optimisation we review together in detail.

How much do I need to be involved?

Nothing at all. We handle guests, cleaning, maintenance and bureaucracy. You receive the report and your net income, every month.

Can I use my property whenever I want?

Always. It stays yours, available with simple notice. We have it ready and set up for you, just like for a guest.

Does short-term rental increase my property's value?

Yes. A well-managed and maintained property doesn't just generate income: it grows as an asset. When needed, we collaborate with selected architects and interior designers to enhance it further.
