What does it mean to hand a holiday home to a property manager?

It means someone takes care of everything the property needs to work as a short-let: guests, pricing, cleaning, maintenance and paperwork. You receive a report and your net income every month. The property stays yours and you can use it whenever you want, with simple notice.

What does a property manager do every day?

In our case the work splits into eight parts: day-to-day operations from going live to check-out, revenue management with dynamic pricing on every channel, self check-in, guest concierge seven days a week, editorial photography of the property, cleaning and turnover by in-house staff, compliance and paperwork, inspections and maintenance.

How does the process work, from site visit to first payout?

It starts with a site visit: we assess the property and set the starting conditions, with the list of work to do before launch. Then comes onboarding: photos, sales channels, initial pricing and digital guest access. In the first three months the property enters the market and builds reputation and occupancy. From month four it runs at full pace and we update you every four months.

How much can you earn compared with a traditional lease?

As a minimum we aim for at least 30% more net income than a traditional lease, and often it goes beyond. Every property is its own case: after the site visit we give you an estimate of your real net. If short-term renting does not pay off, we are the first to tell you.

How does taxation work?

As with any rental you can choose between the flat-rate cedolare secca, a substitute tax, and the IRPEF brackets. The taxable base makes the difference: with our model taxes are calculated only on your net share, not on the gross. It is an optimisation we go through in detail together.

Are there commitments?

No fixed or activation costs, no exit penalty and no risk of unpaid rent, because guests pay in advance.
